This can be tricky especially because buyers are rarely truthful, they often lowball their feedback as it's in their best interests.
We recommend using the most recent comparables available, this is where you'll find the most accurate reflection of what a property is worth.
When the offers come in and they're close to what those recent properties sold for then you know you've done your job.
Also, don't forget to be strategic when you go to that original appraisal, choose your words carefully, and be realistic or it could backfire on you further down the track.
